Things to know before you book

Commonly asked Questions:


• How many people can the home sleep in beds?

The bed configuration is on the listing. Assuming two to each large bed, the home can sleep 4 in beds.

• How many people are allowed in the home at any given time? We allow this house to host a maximum of 8 (amount of guests needs to be confirmed before approval)

There are noise meters around the house that measure decibels and will notify you and us if they exceed our policies. We want to keep our neighbors happy so we can continue providing this amazing home 🙂


• Is smoking allowed? Yes, outdoors.

• Are pets allowed? No.

• Is the home ADA accessible? Yes, this is a single-story home.

• Can we cook? Please be my guest to use what I have, which should be plenty!

• Do you live here? This is my home, but I won't be there during your stay.

In order to accept your booking you will be asked to acknowledge that : (This also applies to instant bookings)


1. This home is not intended for parties or events

2. You will let us know the type of activities you will be having in Vegas (no specifics needed)

3. You will have to comply with CDC standards and contact tracing may required by CDC

4. Home not suitable for children and infants

5. We assume no responsibility for injuries or thefts on the property.

6. Exterior Security cameras are on premise for your safety

7. That in the very rare case there is a malfunction of any kind or circumstance in the house from the moment you check in until after 24 hours you check out we will not have to send a host/cleaner/handyman immediately and/or if there is any kind of situation that involves the authorities we won't be able to expose our team to any kind of physical contact with you. (Negotiating, this clause is not optional, unfortunately and can't and won't be used by you as a valid cancelation or refund reason as we will make sure everything is up to CDC standards PRIOR to your check in)

8. Laundry room access is only granted upon request for guest with longer stay. Please be aware this is the ONLY room that has a surveillance device as it is doubled as our stock and cleaning room.


-House Rules-

1. No shoes in the house

2. Please Wash all Dishes.

3. Guests shall dispose of all waste material generated during the rental period in a lawful manner.

4. Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in careful and lawful manner. Guests shall leave the premises in ready to rent condition at the expiration of the rental agreement, defined by Owner as being immediately habitable by the next guest. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition.


-Cleanliness-

If you plan to be untidy, additional charge of $40-$200 for housekeeping services will be charged if the home is left extra messy and needs additional clean time. Leaving dirty dishes, leaving lots of loose trash and shopping bags laying around, if the stove, oven, or blenders and cooking tools have hardened particles on them or weren’t properly cleaned, if the bathroom is covered in hair and rings are left in the tub, you will likely receive an additional charge.


-Early Check in-

Additional 15% of nightly rate allows you to check in early as 8am if home is vacant.

$35 allows you to leave your luggage between 11am-4:00 pm. You can not stay when house keepers are on site for same day turnaround.


-Late Check-Out-

Late Check out is $25 an hour for no more than 2 hours and must be approved and confirmed in the message thread. If you do not confirm your late check-out and stay later than the check-out time you will be charged $85 an hour. This charge is the $25 late Checkout fee, The Housekeeping Wait Fee of $40 an hour and $20 an hour compensation for the guest arriving after you who has to have their check-in time delayed.


-Housekeeping-

CDC Guidelines are followed. Property is cleaned at least 24 hours before your check in and 24 hours after your check out.


-Host Agreement-

Upon or before check-in, guests may be asked to provide ID and sign a Host agreement to the effect that they will abide by the rules outlined above. A 30 day lease agreement will be enforced to abide local Las Vegas laws will be emailed in advance, please ask in your request to book.


-Proof of ID-

A copy of Government ID is required to identify you as the guest if you are not Verified or if you are new to the platform with Zero reviews. Groups of Young people / Groups of 3 or more will likely be asked to have I.D shown at arrival by either the main guest or all guests.


–Adding People–

You will bring NO additional guests other than the ones you checked in with. This home allows up to 8 people. If you booked for less and need to add additional people after you have an accepted booking is $25 per person per night unless you mentioned it prior to confirming your stay. Adding people 7 days within your arrival is $35 per adult. If you want to request additional people past the allowed amount, you can but it may be denied. Once your reservation is confirmed adding more than 8 people is not allowed.


-Honesty is the Best policy-

If you are seen “sneaking people in” You will be charged $75 per person for every night on your reservation regardless if they stayed one night or ten. Please be honest with us if you need more people added to your reservation even if it’s more than the listing allows I’m always open to working with you! We assume no responsibility for injuries or thefts on the property.


-Property Management

The home is cared for by my Property Coordinator Jesus. Once your reservation is confirmed, he will send you additional information including check-in procedures and answers to commonly asked questions. They will be who you contact throughout your stay if you need any assistance. Owner may be occupying guest house located in the back yard for monthly repairs and maintenance during your stay


-Smoking-

No smoking in the house includes Vaping/Marijuana. You are welcome to only smoke outside in the patio, inside means within the walls of the house. When smoking outside please use the ashtray and do not litter the yard with butts. Please be respectful and air the home out. Be considerate/remember the smell can seep into neighboring homes.


-Noise-

Quiet in backyard after 9pm. Noise meters are also monitored during your stay. If you have surpassed noise ordinance and may be removed and fined by the city with no refund.


-Pets-

Pets are not allowed. Sneaking in pets will result in a fine up to $300. Deep clean and allergy removal treatment will be required at your expense for entire home. Service pets are also not allowed but you’re welcome to inquire which of our units do allow them. Bringing a pet in the house will be considered as intentional property damage.


-Cancelations-

We have a strict cancellation policy please make sure your dates and group size is accurate in your request/booking once your reservation is confirmed we enforce the strict policy unless you have communicated a potential cancellation request that’s already been OK’ed by us. We reserve the right to decline Alterations. We enforce our strict policies and will likely decline any request to reduce group sizes or remove dates to your reservation. Cancelation Up to 7 days before check in and get a 50% refund (minus service fees). Cancel within 7 days of your trip and the reservation is nonrefundable. Service fees are refunded when cancellation happens before check-in and within 48 hours of booking.


-Broken and Missing Items / Property Damage-

Guests will be charged for any broken or missing items or property damage. Assessment / inventory is always conducted after each guest’s stay.


-Shipping-

If you need to have packages delivered to the house, you’re welcome to. Just let us know in advance, so we can be sure to secure them for your arrival.


-How to Get a 5 Star Review From Us-

In Addition to being Communicative and an awesome person, if you can avoid being noisy, and be preventative in causing any damages is the #1 way to get a 5-star review. This platform does not charge you the deposit when you book, your credit card is only charged if I file a claim. We will know you have read our entire house rules if you send “CDC Forever” in your first message to us.


- Rule Enforcement -

If you choose to violate the above rules, you risk having your reservation terminated with no refunds given. If we have to call Airbnb or the Police because you are doing something to violate the above rules, you risk having your reservation terminated with no refunds given. We ask that you communicate all requests to do anything that is not covered above or might be considered a disregard to our standards of care when borrowing this home.

Legal

In order to comply with the Clark county tenant laws. All guests must sign a 31-day sublet agreement. If you instant-book, or confirm your reservation

and afterward decide that you do not want to sign the lease agreement your only option is to cancel on your own behalf. Communication is Key! If you wait until your day of arrival to inform us of arrival plans we might not be able to meet you at the time you need. However, our express check-in option is always available but note that the verification process can take up to an hour.

By electronically signing this agreement, Tenant(s) agree to abide by the above conditions and hereby swear that the information provided is true. You must be 18 years or over when you book your accommodation. Your booking is made as a consumer and you acknowledge that no liability can be accepted for any losses suffered or incurred by you.

The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in careful and lawful manner. The tenants shall leave the premises in ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition.

The tenants agree that the Landlord shall deduct costs of said services from the security deposit or pre-authorized credit card on file prior to refund if

tenants cause damage to the premises or its furnishings.

Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions or city shut down.

By electronically signing this agreement, Tennant(s) agree to abide by the above conditions and hereby swear that the information provided is true

1. This agreement is made for the sublease of the home listed and paid for on airbnb

2. Subtenant will take possession of the home for the and pay the remaining balance for the 31 day lease of $4,800 upon “Checkout” date or terminate

the lease by committing the requirements of the termination terms shown below.

3. Termination of Lease Terms The Subtenant can end this lease agreement by:

A. Departing from the home before or on the last day they have paid for by at 11am and

B. Writing the tenant on Airbnb or via text message letting them know they have departed with all belongings and left the keys inside the home. Only

under these circumstances will this sublease be ended and the subtenant will no longer be responsible for the home or the remaining balance.

4. Upon conclusion, termination or expiration of the term, subtenant shall surrender and deliver to the tenant the premises, including everything that

was contained therein prior to subtenant’s occupancy, in the same condition as they were at the beginning of the term, excepting reasonable wear and

tear. The subtenant is and will remain solely liable for any loss or damage to the premises, or anything contained therein, occurring during the term of this Agreement.

5. This sublease agreement incorporates the original lease agreement between the tenant and the tenant’s lessor; subtenant agrees to assume all of the obligations and responsibilities of the tenant under such original lease for the duration of this sublease agreement.

6. In the event of any legal action concerning this sublease, the prevailing party shall be entitled to its reasonable attorney’s fees and court costs.

7. This lease agreement constitutes the entire agreement between the parties, and no additions, deletions or modifications may be made to this agreement without the written consent of the parties. Termination of Lease

The Tenant can end this lease agreement by:

1. Departing from the home before or on the last day they have paid for at 11am.

2. Writing the tenant on Airbnb or via text message letting them know they have departed with all belongings and left the keys inside the home. Only

under these circumstances will the lease be ended and the sublease no longer responsible for the home or the remaining balance.
